The Free Service Explained
We’re paid a referral commission by the apartment community when you move in — as long as you list us as your referral source on your application. That’s the entire business model. You never write us a check. There’s no “premium” tier. There’s no setup fee. The rent isn’t higher because you used us — the referral comes out of the community’s marketing budget, not your lease.
A Honest Conversation About Risk Fees
When a community approves you with a flag, they often attach a condition: a one-time risk fee, a monthly risk fee, or a higher security deposit. These are real costs and we don’t sugar-coat them. What we do is find the communities with the lowest added cost for your specific situation, so you know exactly what move-in will cost before you commit.
