Every summer, the same thing happens to the Houston rental market. Leases turn over fast as graduates relocate, families chase school-zone deadlines, and corporate moves cluster into July and August. The result: a flood of available units and a wave of move-in specials competing for the same renters.

What “Specials” Look Like This Summer
Houston communities chasing summer occupancy are running a mix of:
- Up to 2 months free rent at newly opened mid-rise communities in the Galleria, Medical Center, Heights, EaDo, and Energy Corridor
- Waived application and admin fees ($200-$400 in real savings) at older garden-style communities trying to stay competitive
- Reduced first-month rent prorated to under $50 in some lease-up specials
- Waived security deposits on conditional approvals — replaced with a small monthly risk fee at second-chance-friendly communities
Where the Deepest Specials Are
Three areas consistently run the strongest specials in summer:
Newly Opened Mid-Rise Communities
When a community opens its doors, hitting lease-up targets matters more than rent levels. Lease-up specials of 6-8 weeks free are common in the first 60 days. Watch the Galleria/Uptown, Energy Corridor, and East Downtown (EaDo) for these — that’s where the pipeline is right now.
Older Garden-Style Communities Facing New Competition
Garden-style communities ten or fifteen years old often can’t match the amenities of new neighbors. Their counter is concessions: lower rents, waived fees, and shorter lease terms. Spring Branch, Sharpstown, parts of Pasadena, and Baytown have particularly strong garden-style competition.
Communities That Welcome Second-Chance Renters

How to Avoid the Summer Trap
The biggest gotcha in summer specials is the “fulfillment clause” — the small-print paragraph that says you owe back every penny of the concession if you break the lease early. Job relocations, family moves, deployments — they all trigger it. Read that paragraph carefully on any lease offering 6+ weeks free.
The second-biggest gotcha is renewal shock. If you signed a 12-month lease at a net effective rent of $1,500/month thanks to 2 months free, your year-two renewal is based on the gross $1,750 (or higher with annual escalators). Plan for it now.
What’s Coming as Summer Ends
By late August, the specials shift. Summer lease-up windows close, and back-to-school relocations finish moving. September and October typically see fewer headline specials, but more flexibility on application fees, admin fees, and conditional-approval terms.
If you want one of the headline 2-months-free deals, the window is roughly mid-June through early August. After that, the math gets thinner.
