## How to Avoid the Summer Trap

The biggest gotcha in summer specials is the “fulfillment clause” — the small-print paragraph that says you owe back every penny of the concession if you break the lease early. The second-biggest gotcha is **renewal shock**. If you signed a 12-month lease at a net effective rent of $1,500/month thanks to 2 months free, your year-two renewal is based on the gross $1,750 (or higher with annual escalators). Plan for it now.

## What’s Coming as Summer Ends

By late August, the specials shift. Summer lease-up windows close, and back-to-school relocations finish moving. September and October typically see fewer headline specials, but more flexibility on application fees, admin fees, and conditional-approval terms.

If you want one of the headline 2-months-free deals, the window is roughly **mid-June through early August**. After that, the math gets thinner.
